Routine metal roof repairs include installing patches, repairing cracks, painting the roof, and replacing damaged areas.

Preparing a metal surface for repair work

Before repairs, the roof must be prepared. First you need to clean it from dust, rust and other dirt, using first a hard, then a soft broom and brush. To clean rusty areas, you will need metal brushes. After eliminating the rust, the dust from it is immediately swept away and the area is painted. Then a visual inspection of the roof is done to identify cracks and holes formed when clearing snow and ice with shovels.

At least two people must participate in the inspection. One conducts it in the attic, armed with a long stick, the other on the roof, taking with him a piece of chalk. When a hole is discovered from the attic, a person knocks on the roof with a stick, and his partner from above marks this place with chalk. After identifying all defects, you can begin to eliminate them immediately.

This is important! It is advisable to inspect the roof on a clear sunny day with good visibility, in which case even the smallest crack or hole will not be hidden from your gaze.

Partial repair or complete replacement of roofing materials

To repair a metal roof, patches are used, which come in two types: along the width of the picture for defects on the plane of the sheet, and intermediate ones, which are used to repair damage in or near the ridges. To patch, take a sheet with the necessary allowances for the amount of worn areas. Allowances are required for connections. The area with the defect is uncovered and a patch is placed on it, connecting it to the old coating. On gentle slopes, soldering of seams is used to connect patches to sheets.

Before installing the patch, drying oil is applied, and after the connection, weather-resistant painting compounds are applied, simultaneously painting the joints to avoid corrosion. Patches for small holes ranging in size from 30 to 200 mm are made from tarpaulin, burlap or thick fabric. Small holes up to 30 mm are not patched; they are covered with hot bitumen, red lead putty or special mastic. The roofing sheet around the 30-40 mm hole is cleaned and coated on both sides - from the attic and from the roof.

Fabric and burlap patches require impregnation with liquid oil paint on natural drying oil from grated lead or iron lead. The patches are dipped into the paint completely dry and left for 10–15 minutes. Then they are wrung out and placed on the hole, carefully smoothing and pressing with your hand or a hard brush. The edges must be smoothed especially carefully. After 5–7 days, when the patches are completely dry, you can begin painting. This is done in dry weather. Before painting, the dust collected during this time must be removed with a brush.

Gutters, gutters, downpipes, and eaves overhangs are repaired more often, since these are the roofing elements that are most vulnerable when clearing snow and ice.

If the defects make up 50% of the area, then the metal sheets are replaced over the entire surface. A complete metal roof replacement is done in the same way as installing a new one. The removed sheets can be reused on the southern slope. They are cleaned, trimmed, coated with drying oil and paint. They are not suitable for the most critical places. For valleys, eaves overhangs and other vulnerable elements, only new steel sheets are used. Before crimping, all folds are covered with red lead putty.

Repair of metal roofing with rolled materials

  • defects in the sheathing are eliminated;
  • drainage devices, gutters and slopes are repaired;

  • slats are nailed on both sides, having a triangular cross-section and the same height as the rebate;

During major roof repairs, a polymer composition is also used without removing the outdated coating. “Polykrov” is a combination of polymer and bulk materials in one composition. Consists of:

But the most important cause of roof leaks are places where the waterproofing layer breaks, which during installation is placed between the rafters and the laid sheathing. Tiles are attached to them on top. Such defects can be eliminated in simple sequential steps:


Using a tool such as a trowel, in the place where it is planned to carry out repair work, it is necessary to remove to the side those pieces of roofing that need to be replaced. And then hammer small wooden wedges under the tiles that are on top.

Then you need to remove all the fasteners from the slats throughout the entire rafter structure.

After the completed manipulations, you need to use construction knife cut off the part of the waterproofing that is damaged, and then apply a patch, preferably a larger one, and glue its edges special glue polymer-based;

Then you need to measure the gaps between those ends of the beam that were cut, and then cut those parts that will be missing. Be sure to remember to soak these sections with an antiseptic. And of course, after processing, you need to nail in new fragments using anti-corrosion nails.

If the damage is too large, then it is best to completely replace all sheets of corrugated sheets in those places where they are damaged.

Effective repair of metal roofing


Typically, the appearance of a leaking metal roof is due to an abundance of errors in its installation, corrosion, and there are also frequent cases when the fasteners are not firmly secured and become significantly loose. Damage as a result of cleaning the coating is also possible.

If scratches are found on the metal tiles, they must be immediately removed using special paint.

And if you find gaps in the spaces between metal part structures and valley elements, and in some cases under the ridge, they must be filled with silicone sealant.

An obviously through hole in the roofing can be easily repaired with a soldering iron and a patch. If there are a lot of holes, you need to replace all damaged sheets.

In most cases, fasteners become loose because they may be poor quality. Therefore, you need to select only high-quality fasteners. Then it can become loose, since washers, which are made, for example, from rubber, do not last very long and can still undergo the process of becoming loose. In this case, it is better not to try to fix already broken washers, but to replace them with new fasteners.

A much larger amount of work is required if the roofing “pie” itself is made incorrectly. As a rule, pitched roofs that are specially insulated leak quite often as a result of the use of cheap vapor barrier materials. Materials such as, for example, perforated film, although inexpensive, can very poorly remove moisture that can accumulate in it.

The solution to this problem may be to replace the worn-out film with a more durable one. modern material, for example, a diffusion membrane. It will perfectly protect the insulation from moisture penetration. But it is worth recognizing that this method is not cheap, because in this case, you will have to completely change the entire coating, and this can lead to significant financial costs.

Bituminous shingle roof repair


This type The good thing about this material is that bitumen is a very versatile material, which means you can easily replace all sheets and tiles. This limitation is introduced due to the physical properties of bitumen. On severe frost this material becomes very brittle and can simply crack. If cracks appear on the tile, then you need to lift it and cover it on the inside with a layer of special roofing adhesive, or, alternatively, use mastic. After this, the tile must be pressed tightly and the outer part treated with the same composition.

  1. Defects of a more serious nature can be completely eliminated by replacing the entire roofing covering.
  1. Using a small crowbar, you must very carefully lift all the tiles that are located above, and then you can remove the one on which damage is found.
  1. The nails that secured the damaged shard must be removed using a nail puller.
  1. You need to apply glue along the inner edge of the top edge.
  1. Then you need to insert it under the tile that is located a little higher in the top row. It should be fixed with small nails, which are intended for roofing.
  1. The edges that are located above and below the one that has already been laid must also be lubricated with glue, and then pressed tightly.

Slate roof repair

When planning to repair a roof with slate covering, you need to move on this material with the utmost caution, because slate sheets are very fragile, and if they break, you can simply lose your balance and fall.

Do-it-yourself roof repair is not difficult. If damage is detected, then you only need to close it with a cement mortar, the proportions of which are as follows: add two shares of quartz sand to one share of cement.

Sometimes a method is used to restore the tightness of a slate covering using adhesive tape, which has a butyl rubber base. To do this, clean the damaged area with a clean cloth, first moistening it with gasoline or white alcohol (white spirit).

Technology and sequence of do-it-yourself repair work

The sequence of work for repairing a soft roof roof depends on the roofing material you use. These can be either rolled fused materials or flexible tiles. Technologically, their installation depends on (flat and pitched).

Flat roofs

Any repair of any surface begins with preparing the base. It is very important to always follow this point, otherwise even the most advanced roofing materials will not last half the time they should last.

Current repairs can be performed in two ways:

  • partial replacement of the old roofing carpet;
  • laying new layers of roofing over the entire area over the old covering.

If you are just going to patch the roof, you need to cut out all the damaged areas. Thoroughly clean the surface for the patches, remove dust and prime them. Fill with hot mastic and glue the new one onto it. roll covering. The area of ​​the patch must be at least one third larger than the surface to be restored. The edges are carefully sealed.

Such repairs are justified if there is a very small amount of damage to the roofing. At best, your patch will last 3-4 years.

On small roofs it is quite possible to do this without removing the old one. If such repairs have already been carried out, you need to take into account that each layer of roofing increases the load (approximately 1.5-2 kg per sq. m).

Once you are sure that your roof can support it and that the old roofing carpet is not in poor condition, you can begin preparing the foundation. Having eliminated the defects and cleaned it, lay a new soft roof in two layers in the usual way, depending on the material.

Major repairs usually include not only the dismantling of the old roofing, but also the repair of all roof elements - fences, parapets, gutters and water inlets. If necessary, a partial screed or screed of the entire roof area is done.

You can remove the old coating using a special machine, or you can do it the old fashioned way - using an ax and a metal spatula or scraper. The base, regardless of what you are going to do next, must be cleaned of dust, dirt and degreased. If there are no serious defects on it - holes, holes, large potholes, you can do without a screed. But it is still necessary to partially restore the base - it is desirable that the surface is smooth, dry and clean.

Roll fused roofing materials today are made from durable materials(polyester, fiberglass) with the addition of modifiers. Both sides are coated with a polymer-bitumen composition. The top layer is protected with mineral coatings, and the bottom layer is covered with a special film.
